This property is strictly NO smoking, and this includes vaping.

Please be mindful of noise levels and your surrounding houses. NO OUTSIDE NOISE after 10PM.

ENTERTAINMENT SYSTEM

The television and sound system are integrated through the Control Four handset. There are four speakers in the Living Room ceiling and two speakers on the front deck. Please be careful of the volume on the front deck. Please do not adjust the components or use handsets in the cupboard under the television. To do so is likely to disable the whole system. There will sometimes be a difference in volume when changing settings. Please press WATCH before turning off the handset, to revert to the Screen Art (grapes).

APPLIANCE MANUALS

Are located in three labelled pink folders on the shelf in the laundry.

DISHWASHER

There is a Dish-drawer in the kitchen. This is pre-set for the quickest wash cycle. See the instruction manuals if you want to use other cycles, as the newer Dish-drawers have some complicated settings. Dishwashing tablets are under the sink in the kitchen. Please turn the Dish-drawer on if there are dirty dishes when you leave.

OVEN

OVEN AND MICROWAVE - There are two ovens and a microwave, with independent controls. If you have trouble reading the oven settings (bake, fan bake, grill etc) there is a copy in the narrow cupboard beside the ovens (and more detail in the instruction book). Oven trays and dishes are in the drawers underneath and the cupboard beside the ovens. Please wipe any spills off the glass doors with a paper towel while still warm.

GAS COOK TOP

The gas supply is from a bottle outside, so there will be a slight lag when you turn it on. A light and an extractor fan are controlled on the range hood. Please use extractor when cooking, to reduce smells and moisture in the air. Please clean the glass under the gas hobs after each use, so food isn’t baked on.

Laundry

Please feel free to use the washing machine and dryer in the laundry cupboard. There is washing liquid in the laundry cupboard. Please use the extractor fan in the laundry cupboard whenever you use the washer and drier. The switch is on the wall just outside the laundry cupboard. Please empty the lint filter after every load as the lint can become a fire hazard. The iron is in the laundry cupboard, an ironing board in the wardrobe in the back bedroom. Clothes drying rack is in a big storage bin on the side deck; best to use on the side deck.

Heater/Air con

There is a heat pump, a controller and instruction book in each room. Heat mode, set to the sun symbol. Cooling mode, set to the snowflake. Adjust the temp as required. There is an electric blanket on each bed. Please make sure that these are all turned off before you leave the house.

You may use reasonable quantities of condiments and staples in the fridge. If you run these out, please replace as appropriate. Toiletries are provided in the bathrooms. Please feel free to use the herbs in the planters along the back fence.

PHONE CHARGERS

There are phone chargers beside each bed and under the bench on the kitchen island.

Sunhats and outdoor blankets are in the ottoman in the lounge.

The back door locks automatically when closed; the doorstop helps avoid being locked out. To ensure the back door is locked when you go out, pull down then up the metal cover at the base of the door handle unit. Please ensure the house is always locked (doors and windows) when you are not at home.

There are four plastic bins in the right hand drawers under the kitchen island. Use one each for general rubbish, glass, and other recycling. (The compost bin is not operating yet) Along the back wall outside you will find: A red top wheelie bin for general rubbish / A yellow top wheelie bin for other recycling (plastics 1, 2, 5, tins, paper/cardboard) An open bin for clean unbroken glass bottles and jars. The outside bins are collected on Wednesdays (please do not put bins at the gate). Please empty all inside bins before leaving the house at the end of your stay.

tennis court

The tennis courts are available all year round.  They are located before the first house on your left-hand side coming into Burgundy Drive.

POOL

The communal pool is available to use in the summer months (closed from Easter Weekend through to Labour Day). The pool and enclosed area are also smoke free, alcohol free and glass free zones.  Please respect these rules for the safety of our guests and permanent on site residents of Pinot Grove.  There is a key tag attached to the key ring in the lock box. Please use this to access the pool.

Energy

There is a heat pump in each room. We all have a responsibility to reduce our carbon footprint. Please keep windows and doors closed when heating is on. Lights at the back door turn on with sensors and turn off automatically. (Please leave the dial set at the black mark). Please turn other lights off when not in use. Lights in the main room are controlled at four corners of the room, and with a dimmer. Please use extractor fans in the bathrooms when using the showers. Please use the extractor fan in the laundry when using the washing machine or dryer. In fine weather, especially for pool towels, please consider using the clothes rack out on the side deck, instead of a full drying cycle.
